By virtue of a certified copy of a decree to me directed from the Clerk of the Circuit Court of Gibson County, Indiana, in Cause No. 26C01-1803-MF-000324, wherein Quicken Loans Inc. was Plaintiff, and Michael J. Opsal a/k/a Michael Jeffery Opsal, was a Defendant, requiring me to make the sum as provided for in said Decree with interest and costs, I will expose at public sale to the highest bidder, on the 18th day of October, 2018, at 10:00 A.M. of said day, at the 112 E. Emerson St., Princeton, IN 47670, the fee simple of the whole body of Real Estate in Gibson County, Indiana:

A part of Lot Eleven (11) in Brenton’s Addition to the Town of Fort Branch, Gibson County, Indiana and more particularly described as follows: Beginning at a 5/8 inch iron set flush (with cap LS 50137) marking the Southeast corner of Lot Eleven (11) in Brenton’s Addition to the Town of Fort Branch, Indiana; thence South 89 Degrees 31 Minutes 39 Seconds West a distance of One Hundred Forty-four and No Hundredths (144.00) feet to a 5/8 inch iron set flush (with cap LS S0137) marking the Southwest corner of said Lot Eleven (11); thence North 00 Degrees 25 Minutes 02 Seconds East along the West line of said Lot Eleven (11) a distance of Fifty eight

and No Hundredths (58.00) feet to a 5/8 inch iron set flush (with cap LS 50137); thence North 89 Degrees 31 Minutes 39 Seconds East a distance of Sixty-six and Fifty-eight Hundredths (66.58) feet to a 5/8 inch iron set flush (with cap LS 50137); thence South 00 Degrees 00 Minutes 00 Seconds West a distance of Eleven

and No Hundredths (11.00) feet to a 5/8 inch iron set flush (with cap LS S0137); thence North 89 Degrees 31 Minutes 39 Seconds East a distance of Seventy-seven and No Hundredths (77.00) feet to a 5/8 inch iron set flush (with cap LS S0137) on the East line of said Lot Eleven (11); thence South 00 Degrees 00 Minutes 00 Seconds West along said East line a distance of Forty seven and No Hundredths (47.00) feet to the point of beginning, and said to contain 0.17 acres more or less.

Subject to all liens, encumbrances rights of redemption, easements and restrictions of record not otherwise foreclosed and extinguished in the proceedings known as Cause # 26C01-1803-MF-000324 in the Circuit Court of the County of Gibson Indiana, and subject to all real estate taxes, and assessments currently due, delinquent or which are to become a lien.

Said sale will be made without relief from valuation or appraisement laws. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the deposit paid. The Purchaser shall have no further recourse against the Mortgagor, the Mortgagee or the Mortgagee’s Attorney.
