By virtue of a certified copy of a decree directed to me from the Clerk of the Superior Court of Gibson County, Indiana, in Cause No.

26D01-1609-MF-001491, wherein JPMorgan Chase Bank, National Association was the Plaintiff, and Brandon J. Beal; Midland Funding, LLC; and IN Receivables, Inc. assignee of Kay Jewelers were the Defendants, req uiring me to make the sum as provided for in said Decree with interest and costs, I will expose at public sale to the highest bidder, on May 18, 2017 at the hour of 10:00 A.M. of said day, at 112 East Emerson Street, Princeton, Indiana, the fee simple of the whole body of Real Estate in Gibson County, Indiana:

Part of Lot Eighty-five (85) in McCrary et al. Addition to the Town of Fort Branch, Indiana, according to the recorded plat thereof, in Book 1, page 53, in the Office of the Recorder of Gibson County, Indiana, said Lot Eighty-five (85) being also designated as Lot Eighty-five (85) in the Original Plan of the Town of Fort Branch, Indiana, said part of Lot Eighty-five (85) being more particularly described as follows:

Beginning at a point in the North line of said lot, said point being a distance of 69 feet, 6 2/3 inches West of the Northeast corner of said lot; thence South a distance of

103.5 feet to an iron; thence West a distance of 139 feet, 11/3 inches to the West line of said lot; thence North a distance of 103.S feet to the Northwest corner of said lot; thence East along the North line a distance of 139 feet, 1113 inches to the place of beginning.

Subject to all easements, restrictions, rights-of-way and public roadways of record.

Subject to all prior reservations and conveyances of, and agreements relating to, the coal, oil, gas, and all other minerals and mineral rights underlying the abovc­ described real estate, but Grantor conveys to the Grantee all his/her right, title and interest in and to the coal, oil, gas and other minerals and other mineral rights underlying the above-described real estate.
