SHERIFF'S SALE NOTICE

By virtue of a certified copy of a decree to me directed from the Clerk of Gibson Circuit Court of Gibson County, Indiana, in Cause No.

26C01-1707-MF-001138 wherein Wells Fargo Bank, N.A. was Plaintiff, and Kristen R. Smith and Wade A. Smith were Defendants, requiring me to make the sum as provided for in said Decree with interest and cost, I will expose at public sale to the highest bidder on March 15, 2018, at the hour of 10:00 A.M., or as soon thereafter as is possible at Sheriff's Office at 112 E. Emerson Street, Princeton, IN 27670 the fee simple of the whole body of Real Estate in Gibson County, Indiana.

A South part of the Southeast Quarter of the Northwest Quarter of Section 15, Township 2 South, Range 10 West in Patoka Township, Gibson County, Indiana further described as follows: Begin at an iron found in the south line of the Southeast Quarter of the Northwest Quarter of Section 15, Township 2 South, Range 10 West and being 358 feet East of the Southwest corner thereof thence measure North, a distance of 302.50 feet to an iron found; thence measure East, parallel to said south line, a distance of 316.00 feet to an iron found; thence measure South a distance of 302.50 feet to an iron found; thence measure West, along said South line a distance of 316.00 feet to the point of beginning and containing 2.19 acres.

Subject to a ten feet utility easement off the West side thereof.

Also the above described tract includes the right to use the described access road, which road is described as follows: Commence at the northeast corner of the Northwest Quarter, of Section 15, Township 2 South, Range 10 West and measure south a distance of 676.5 feet; thence measure west, a distance of 679.8 to an iron found in the center of Top Hat County Road; thence measure south 76, degrees 45 minutes west, more or less, along said center line, a distance of 395.63 feet to the true point of beginning and being in the East line of the driveway easement; thence measure West, a distance of 73.0, more or less to a point 16.0 feet East of the North corner of the West line of Tract V described October 1977; thence measure South 10 degrees 37 minutes west, more or less, a distance of 162.89 feet to the northwest corner of Tract IV being owned by Greg Shoultz, thence measure south 17 degrees 08 minutes west more or less a distance of 194.50 feet to the southwest corner of said Sholtz Tract; thence measure south 21 degrees 06 minutes west, more or less, a distance of 164.26 feet; thence measure south 30 degrees 05 minutes west, more or less, a distance of 326.97 feet; thence measure East, a distance of 379.67 feet; thence measure South 25.0 feet to a 3/4 inch iron set at the Northwest corner of said 2.19 acre tract; thence measure South 25.0 feet; thence measure West, a distance of 475.12 feet; thence measure North 30 degrees 05 minutes East, a distance of 385.85 feet to a point 25.39 feet West of the South West corner of the Mark Osborne 2.00 acre tract; thence measure North 10 degrees East, a distance of 155.61 feet to a point 52.3 feet West of the Southwest corner of said Shoultz tract; thence measure North 24 degrees 57 minutes East, a distance of 204.04 feet to a point 51.6 feet West of the Northwest corner of the said Shoultz tract; thence North 10 degrees 37 minutes East, more or less, a distance of 160 feet, more or less to a point 34.9 feet West of the Northwest corner of the West line of Tract V described October, 1977; thence measure North 6 degrees 11 minutes West, a distance of 170 feet; thence measure North 83 degrees 49 minutes East, a distance of 78.0 feet; thence measure North 6 degrees 11 minutes West, a distance of 540.0 feet; thence measure North 56 degrees West, a distance 95.0 feet, more or less, to the center of Top Hat County Road; thence measure North 76 degrees 45 minutes West, more or less, a distance of 125.0 feet to the point of beginning.
