SHERIFF'S SALE NOTICE

By virtue of a certified copy of a decree to me directed from the Clerk of Gibson Superior Court of Gibson County, Indiana, in Cause No. 26D01-1910-MF-001596 wherein HSBC Bank USA, N.A., as Indenture Trustee for the registered holders of the Renaissance Home Equity Loan Asset-Backed Certificates, Series 2005-1 was Plaintiff, and Michael E. Armstrong, Margaret A. Armstrong and Indiana Department of Revenue, Collection Division were Defendants, requiring me to make the sum as provided for in said Decree with interest and cost, I will expose at public sale to the highest bidder on October 15, 2020, at the hour of 10:00 AM, or as soon thereafter as is possible, at Sheriff's Office at 112 E. Emerson Street, Princeton, IN 47670 the fee simple of the whole body of Real Estate in Gibson County, Indiana.

Part of the Southeast Quarter of the Northwest Quarter of Section 16, Township 3 South, Range 12 West, in Montgomery Township, Gibson County, Indiana, and more particularly described as follows: Commencing at a 2” iron pipe found 3” below grade marking the Southeast corner of said Quarter Quarter Section; thence North 00 degrees 00 minutes 00 seconds East along the East line of said Quarter Quarter Section six hundred fifty-three and forty hundredths (653.40) feet to a 5/8” iron pin found 3” below grade marking the initial point of beginning of the following described real estate; thence North 89 degrees 59 minutes 16 seconds West one hundred sixty-five and no hundredths (165.00) feet to a 1/2” iron pin found flush; thence North 00 degrees 00 minutes 00 seconds East and parallel to the East line of said Quarter Quarter Section two hundred seventy-five and no hundredths (275.00) feet to a 5/8” iron pin set flush (with cap LS #S0137);

thence North 65 degrees 33 minutes 58 seconds East one hundred eighty-one and twenty-three hundredths (181.23) feet to a female pump rod set (with cap LS #S0137) 3” below grade on the East line of said Quarter Quarter Section; thence South 00 degrees 00 minutes 00 seconds West along said East line three hundred fifty and no hundredths (350.00) feet to the point of beginning. Containing 1.18 acres, more or less. Subject to all legal rights of ways and or easements.
